These are the common values published by banks and property portals. A bigha can differ between districts of the same state (for example pakka and kachcha bigha in Rajasthan). For registration or division of land, go by your tehsil / patwari record.
Understanding land units
- Gaj (square yard): 1 gaj = 9 sq ft = 0.836 sq metre. Plots in cities are often sold in gaj, for example 100 gaj = 900 sq ft.
- Bigha and Biswa: traditional units of North and East India. 1 bigha = 20 biswa, but the size of a bigha ranges from 6,804 sq ft (Uttarakhand) to 27,225 sq ft (Haryana, pakka bigha).
- Katha and Dhur: used in Bihar, Jharkhand, Bengal and Assam. In Bihar 1 bigha = 20 katha and 1 katha = 20 dhur. In Bengal 1 katha = 720 sq ft.
- Guntha: used in Maharashtra, Gujarat and Karnataka. 1 guntha = 33 × 33 ft = 1,089 sq ft, and 40 guntha = 1 acre.
- Kanal and Marla: used in Punjab, Haryana, Himachal and J&K. 1 kanal = 20 marla = 5,445 sq ft, and 8 kanal = 1 acre (killa).
- Cent / Decimal (Dismil): used in Kerala, Tamil Nadu, Andhra, Bihar and Odisha. 1 cent = 435.6 sq ft = one hundredth of an acre.
- Ground: used in Chennai and Tamil Nadu. 1 ground = 2,400 sq ft.

In Uttar Pradesh 1 bigha = 27,000 sq ft = 3,000 gaj. A pakka bigha in Rajasthan is 3,025 gaj, in Gujarat 1,936 gaj, in Madhya Pradesh about 1,333 gaj, and in Bengal / Assam 1,600 gaj.
How do I get the total price from a rate per gaj?
Total price = plot area (in gaj) × rate per gaj. For example, a 30×40 ft plot = 1,200 sq ft = 133.33 gaj. At ₹25,000 per gaj the price is ₹33,33,333. Stamp duty and registration are extra.
What is the difference between an acre and a hectare?
1 acre = 43,560 sq ft = 4,047 sq metres. 1 hectare = 10,000 sq metres = 2.471 acres. Government records often use hectares.
